Changsha Yanghu International Ecologic New Town High-Quality Real Estate Development

Total land area for this project is 19.8 km2. Land area for Yanghu Headquarter Economic Zone is 125 hectare and is divided in 27 independent parcels, with population capacity of 22 thousand and 25 thousand commuters. 

 

Planned economic zone has 21 high-quality parcels for key investment promotion. The demolition and displace and resettlement related to all these parcels has been finished. Key investment promotion projects are as following: 

 (1) G-15/17 parcel: Its land area available for sale is 45.585 mu. According to the plans, it is divided in two parcels: among which, usage of G-15R2C2parcel is commercial and residential (3:7), with plot ratio no more than 2.8, building density no more than 38%, greening ratio no less than 32; usage of G-17R2C2is commercial and residential (3:7), with plot ratio no more than 3.5, building density no more than 38, greening ratio no less than 32. Total commercial area is 26,839.5m2 and total residential area is 62,625.5m2. 

 

(2) G-28parcel: Its land area available for sale is 46.816 mu. Usage of it is pure residential with plot ratio no more than 2.0, building density no more than 24%, greening ratio no less than40%; Total building area is 62,421m2.  

 

(3) G-32 parcel: Its land area available for sale is 21.619 mu. Usage of it is commercial and residential (6:4) with plot ratio no more than 3.5, building density no more than 38%, greening ratio no less than32%; Total commercial building area is 30,267m2 and total residential area is 20,178 m2. 

 

 (4) G-47/48 parcel: Its land area available for sale is 46.425 mu. According to the plan, it is divided in two parcels: among which, usage of G-47R2C2parcel is commercial and residential (2:8), with plot ratio no more than 3.0, building density no more than 38%, greening ratio no less than 32. Usage of G-48R2C2parcel is commercial and residential(2:8) with plot ratio no more than 3.0, building density no more than 38%, greening ratio no less than 32.Total commercial area is 18,570m2 and total residential area is 74,280m2.  

 

(5) G-65 parcel: Its land area available for sale is 50446 mu. usage of it is commercial and residential (3:7), with plot ratio no more than 2.5, building density no more than 22%, greening ratio no less than 40%. Total commercial area is 29,723.1m2 and total residential area is 69,353.9m2.  

 

(6) G-51 parcel: Its land area available for sale is 52.9 mu. Usage of it is pure commercial, with plot ratio no more than5.0, building density no more than 30%, greening ratio no less than 30%. Total commercial area is 178,335 m2.  

 

(7) I-32 parcel: Its land area available for sale is 69.6 mu. Usage of it is pure residential, with plot ratio no more than2.6, building density no more than 22%, greening ratio no less than 40%. Total commercial area is 120,632m2.  

 

(8) I-43 parcel: Its land area available for sale is 109.089 mu. Usage of it is pure residential, with plot ratio no more than 2.5, building density no more than 35%, greening ratio no less than 35%. Total building area is 181,817m2.  

 

(9) G-42 parcel: Its land area available for sale is 94.41 mu. Usage of it is commercial and residential (7:3), with plot ratio no more than 6.0, building density no more than 40%, greening ratio no less than 30%. Total commercial area is 264,356.4m2 and total residential area is 113,295.6m2.  

 

(10) G-43 parcel: Its land area available for sale is 54.44 mu. Usage of it is commercial and residential (7:3), with plot ratio no more than 5.0, building density no more than 40%, greening ratio no less than 30%. Total commercial area is 127,032.5m2 and total residential area is 54,442.5m2.  

 

(11) G-36/37/38/39 parcel: Its land area available for sale is 40.74 mu. According to the plan, it is divided in two parcels: among which, usage of G-36/37C2parcel is pure commercial, with plot ratio no more than 1.8/1.5, building density no more than 48%, greening ratio no less than 22%. Usage of G-38/39C2parcel is pure commercial, with plot ratio no more than 1.5, building density no more than 45%, greening ratio no less than 25%.Total building area is 42,771m2.  

 

(12) G-46 parcel: Its land area available for sale is 32.09 mu. Usage of it is pure commercial, with plot ratio no more than 2.0, building density no more than 45%, greening ratio no less than 25%. Total building area is 42,788m2.  

 

(13) G-31 parcel: Its land area available for sale is 38.334 mu. Usage of it is pure commercial, with plot ratio no more than 2.8, building density no more than 24%, greening ratio no less than 40%. Total building area is 71,557m2.  

 

(14) G-35 parcel: Its land area available for sale is 45.141 mu. Usage of it is commercial and residential (7:3), with plot ratio no more than 4.5, building density no more than 45%, greening ratio no less than 25%. Total commercial area is 135,423m2 and total commercial building area is 94,796.1m2 and total residential area is 40,626.9m2.  

 

(15) F-05parcel: Its land area available for sale is 94.342 mu. Usage of it is pure residential, with plot ratio no more than 0.8, building density no more than 22%, greening ratio no less than 48%. Total building area is 50,316m2.  

 

(16) F-06 parcel: Its land area available for sale is 77.232 mu. Usage of it is pure residential, with plot ratio no more than 0.8, building density no more than 22%, greening ratio no less than 48%. Total building area is 41,190m2.
