Construction of Changde Folk Customs & Culture Street

Introduction: Wuling District intends to build a street with Northwest Hunan folk customs and cultural features, by constructing antique teahouses, inns, hotels and drama stages with pseudo-classic architectures ; selling local products like Wuling snacks, handiworks, local specialties; performing folk art (drama) with Wuling characteristics, in order to carry forward and spread folk art, and reproduce the unique charm of Wuling folk tradition and folk customs. The project has a total planned land area of 16,666.67 m², and floorage of 53,829 m², with a full set of supporting infrastructure. The major construction includes folk customs & culture stores, comprehensive services building, underground parking lot, etc.

Benefit assessment: After completion of the project, the total annual profit is estimated to be 22.5 million Yuan, and the internal rate of return will be 13.49%, 10% higher than the basic discount rate. The static payback period including the construction period is 9.25 years, and the financial net present value within the operating period will be 116.5947 million Yuan.
